At the same time, global luxury brands increasingly view India as a high growth market. However, there remains a shortage of retail destinations that meet international standards of design, operations and customer experience. This presents a significant opportunity for developers to create future ready retail spaces with world class infrastructure, a well curated brand mix, strong accessibility and the right consumer catchment.

Nowadays, premiumization goes well beyond just high-end goods. It shows in the decor, the ease of use, the quality of service, and the individualisation of experiences.

Even retailers have noticed this change. Instead of focusing on places that only bring in sales, they are increasingly picking places where people already spend time. This is why mixed-use destinations that incorporate offices, hotels, restaurants, and shops are always more successful than the traditional retail models. Instead of being locations people visit when they have to shop, retail establishments of the future will be ones that people look forward to visiting on a regular basis.

 

How are changing consumer lifestyles reshaping tenant mix, experiential retail and placemaking at Worldmark?

At Worldmark, tenant curation is centred on creating a complementary ecosystem rather than standalone retail categories. Fashion, wellness, food, entertainment and hospitality brands come together to deliver seamless experiences, while an increasing number of brands are opting for experiential formats and flagship stores to deepen consumer engagement.

Placemaking remains central to this approach. Well-designed public spaces, pedestrian friendly streets, cultural programming and curated events encourage visitors to spend more time at the destination. Our objective has always been to create a place people enjoy visiting, transforming it into a vibrant urban destination rather than just a shopping centre.

With World St. welcoming renowned brands such as Mokobara, Nykaa Luxe, Da Milano, GIVA, Forest Essentials, Himalaya Opticals and Bentley, what factors make Worldmark an attractive destination for premium retail brands?
World St. is designed as the social heart of Worldmark, combining retail, dining and lifestyle experiences within a vibrant, pedestrian friendly boulevard that encourages visitors to explore and spend more time.

Its integration with Worldmark 4, 5 and 6, premium office spaces, luxury hotels and a thriving business district gives retailers access to an affluent consumer base with strong purchasing power and premium lifestyle aspirations.

The confidence of global brands further validates this proposition. Olive Garden and Time Out Market have chosen World St. for their India debut, reflecting its world class infrastructure, premium catchment and long term growth potential.

 

What inspired Bharti Real Estate's vision and the creation of the Worldmark integrated ecosystem?
We have always had a broader vision than just developing commercial buildings. We set out to design places that would become indispensable to people's daily lives in terms of where they live, work, and socialise in urban areas. Worldmark, an integrated ecosystem that includes first-rate offices, high-end shops, hotels, and public areas, was born out of this outlook. It is becoming more important for commercial developments in India to meet international standards and cater to the desires of contemporary firms and consumers as the country's place in the global economy grows. This vision has served as a compass for all of Worldmark's operations.

Creating destinations that generate long-term value for businesses, retailers, visitors, and the city itself has always been our goal, rather than creating standalone assets.

What is the strategic vision behind Worldmark 2.0, 3.0 and future expansion plans?
Worldmark has always been our ultimate goal; we want it to be the marquee integrated business and lifestyle destination in India and a world-class GBD. These days, thriving business districts are more like vibrant urban environments where office buildings, retail, hospitality, and leisure all coexist in perfect harmony. A major step forward in that direction is Worldmark 2.0. In addition to high-end office buildings, World St. has become a thriving lifestyle destination, drawing in well-known brands and innovative concepts like Olive Garden and the soon-to-be Time Out Market, which are India-firsts.

The Mall at Worldmark will capitalise on this trend by filling a major void in India's high-end retail scene, luring international luxury labels to set up shop and providing a superior shopping experience to Indian consumers. Our commitment to enhancing this interconnected ecosystem with world-class commercial, retail, and hotel initiatives that reshape city life will not waver as we go forward into subsequent stages.

As more digitally native and D2C brands establish offline stores, how do you see this segment evolving?
While it's true that digital channels can increase exposure, many brands that started out online have come to recognise the value of brick-and-mortar locations for fostering customer loyalty, personalisation, and trust.

Offline shopping is now an integral aspect of multichannel strategies, not a replacement for it. Brands can connect consumers on a much deeper level via flagship locations, experiential centers, and immersive retail formats.

This is a fantastic chance for places like Worldmark. More and more, direct-to-consumer brands are on the hunt for prime sites that may truly set them apart from competitors and allow them to craft unforgettable brand experiences. For these businesses, our integrated ecosystem is the perfect platform to grow their offline presence and connect with a premium audience.

What key growth opportunities do you foresee for Bharti Real Estate in India's evolving real estate market?
What excites us most is the growing convergence of business, retail, hospitality and entertainment within integrated urban destinations. We believe this is how global cities are evolving, and India has the opportunity to lead this transformation.

Premium retail, hospitality-led developments and mixed-use destinations will continue to drive the next phase of growth. The opportunity for developers today is not simply to create more real estate, but to build destinations with a distinctive identity that remain relevant for decades.

 

What are the biggest challenges developers face today, and how does Bharti Real Estate differentiate itself?
The retail real estate sector is becoming increasingly competitive, and consumers today have more choices than ever before. Rising construction costs, evolving customer expectations and the need to continually refresh experiences mean developers can no longer rely on location alone.

Success today depends on creating differentiated destinations that offer compelling experiences rather than simply adding retail space. India continues to have a significant opportunity in luxury retail, with demand growing faster than the supply of truly world-class destinations. The Mall at Worldmark has been conceived to address this opportunity by bringing together global luxury brands, fine dining, entertainment, wellness and curated lifestyle experiences within a single destination. Our vision is to create a place where people can spend an entire day immersed in experiences rather than simply completing a shopping trip.

 

Finally, what is your long-term vision for Worldmark and Bharti Real Estate over the next five to ten years?
Our vision over the next decade is to establish Worldmark as India's leading integrated Global Business District, reflecting the country's growing appeal to global brands, investors and multinational corporations.

We believe the future of real estate lies in integrated ecosystems that combine premium office spaces, retail, hospitality and vibrant public areas. A key milestone in this journey is Worldmark 2.0, which will add nearly 7 million sq. ft. of premium commercial and retail space. Its centrepiece, The Mall at Worldmark, spanning 3 million sq. ft. and scheduled to open in early 2028, aims to redefine India's luxury retail landscape by bringing together leading global brands in an immersive destination. Around 3 million sq. ft. of Grade A office space has already been delivered, with additional inventory under development.

Building on this momentum, Worldmark 3.0 will add nearly 5 million sq. ft. of mixed use development, while Worldmark 4.0 is planned over the next three to five years.

Ultimately, our ambition goes beyond creating commercial assets. We aim to build enduring urban destinations that generate long term value and remain relevant for generations.
