Building Malls That Matter
Pushpa Bector, Group Executive Director & Business Head, DLF Retail, talks about neighbourhood retail, global brand partnerships, technology and why malls are becoming social infrastructure for cities.

What is your long-term vision for DLF Retail?
To build destinations that stay relevant as consumer behaviour, cities and lifestyles evolve. Growth is not about scale for its own sake, but about the right formats for the right markets: luxury and premium destinations, curated city-centre malls and neighbourhood lifestyle centres, each serving a distinct consumer mission.

What's new across your portfolio?
Summit Plaza in DLF5, Gurugram, and Midtown Plaza in West Delhi have launched, marking our expansion into premium neighbourhood retail. We are expanding geographically with DLF Promenade Goa, a 7 lakh sq. ft. destination in Patto Plaza, Panjim, while DLF Mall of India, Gurugram, is progressing as part of DLF Downtown.

How is the role of the mall changing?
Consumers no longer see retail as a transaction; they want discovery, connection and entertainment. DLF CyberHub blends dining, culture and entertainment, while DLF Emporio and The Chanakya offer curated luxury. The aim is not simply adding experiences but giving consumers a compelling reason to visit, spend time and return.

Why do global brands partner with DLF?
Brands are more discerning about their physical presence, so we offer more than real estate. We focus on curation, ensuring global brands, Indian labels and emerging concepts complement each other. The successful launches of Apple, IKEA and lululemon within our ecosystem reflect the confidence leading retailers place in us.

Where do malls fit alongside e-commerce and technology?
Digital and physical retail are complementary. A consumer may discover a brand online, experience it in-store and buy wherever convenient, so the mall is becoming a point of discovery rather than just purchase. Our Summer Up and Wedding Tales initiative let shoppers explore curated looks via an AI-enabled mirror and find them in stores.

How green is your portfolio?
Today, 3.45 million sq. ft. of our retail portfolio is LEED-certified. Five malls (DLF Emporio, The Chanakya, DLF Mall of India, DLF Promenade and DLF Avenue) hold LEED Zero Water certification, and DLF Mall of India was the world's first mall to receive LEED Platinum under the Existing Building Operations and Maintenance category.

What opportunities lie ahead for the industry?
Rising incomes, premiumisation and urbanisation are expanding organised retail; leasing reached about 3.9 million sq. ft. in H1 2026, up 20% year-on-year. The challenge is ensuring new supply is differentiated. The next five years will favour destinations that understand their consumers deeply, not simply those with the largest footprint.

Which trends will drive your growth?
Premiumisation across fashion, beauty, jewellery and wellness, alongside F&B, entertainment and leisure that encourage longer, more frequent visits. Neighbourhood consumption is also rising, which formats like Midtown Plaza and Summit Plaza are built for. Ultimately, malls will function as social and cultural infrastructure for cities, places where people shop, dine, discover, connect and spend time.
