The flex space operator is adding more than 3.6 lakh sq. ft. of workspace and 8,000+ seats to its national portfolio in a single phase, comprising ready-to-use workspaces and built-to-suit managed office offerings. The expansion marks a significant step in strengthening 91Springboard’s national portfolio network to 49 hubs across nine cities, with a national portfolio of ~21 lakh sq. ft. and 42,000 seats.
The addition is aligned with the company’s density-led network strategy of building a sustainable and profitable portfolio designed to support businesses across their lifecycle. This ranges from ready-to-use offices for teams that need to move-in today to enterprises that are seeking customised workspaces tailored to their specific requirements, scale and operational needs. This further strengthens our national presence, enabling companies to scale across more cities, micro-markets and price points.
According to a recent industry report, flex accounted for 27% of office leasing across India’s top seven cities in H1 2026, while GCCs accounted for 41.7% of leasing during the same period. As enterprise growth becomes increasingly multi-city, with businesses and GCCs expanding across a wider set of markets, workspace is becoming an important part of the infrastructure that enables this growth, a shift reflected in 91Springboard’s latest additions.

Chennai accounts for two of the five new hubs, adding significant scale to 91Springboard’s presence in one of its key growth markets in South India. The two new hubs will be launched at Mindspace Commerzone on Radial Road, Pallikaranai and Arihant Vayu in Perungudi Industrial Estate on OMR, adding ~1.35 lakh sq. ft. to its portfolio in the city. With a mix of ready-to-use and built-to-suit managed office solutions, 91Springboard caters to a broader range of businesses across Chennai, offering greater flexibility to meet diverse workspace needs and business requirements.
In Thane, 91Springboard will launch a ~1.95 lakh sq. ft. premium workspace hub at Centaurus, Hiranandani Avenue. Located within the iconic Hiranandani Estate, the hub offers strong connectivity to Ghodbunder Road, the Eastern Express Highway and Thane Railway Station, providing convenient access to the wider Mumbai Metropolitan Region. The large-format hub strengthens 91Springboard’s presence in an important business market within the Mumbai Metropolitan Region, adding further depth to its premium portfolio.
In North India, 91Springboard will strengthen its presence across New Delhi and Gurugram with new premium hubs at Prius Platinum, Saket and DLF Epitome, Cyber City respectively. The additions expand the company’s premium workspace portfolio across two established commercial markets. The hubs will further strengthen 91Springboard’s ability to cater to enterprises and professional teams seeking flexible, high- quality workspace solutions across the region.
